Vermieten vs. verpachten
The German words vermieten and verpachten both translate to renting or leasing out something to someone, but they have a distinct legal and practical difference. The choice between them depends on whether the person paying for the item or property is allowed to keep the economic profits or natural produce it generates. While vermieten only grants the right to use an object or space, verpachten grants both the right to use it and the right to keep whatever it produces or earns.
Vermieten
The word vermieten means to rent out a property, object, or space for someone else to use in exchange for a fee, without granting them the right to keep any natural produce or commercial profits generated directly by the asset itself.
Ich vermiete meine Wohnung für ein Jahr.
(I am renting out my apartment for a year.)
Die Firma vermietet teure Baumaschinen an Handwerker.
(The company rents out expensive construction machinery to craftsmen.)
Er vermietet sein Auto über eine App.
(He rents out his car via an app.)
Wir vermieten zwei Zimmer an Studenten.
(We rent out two rooms to students.)
Sie vermietet im Sommer Fahrräder an Touristen.
(She rents out bicycles to tourists in the summer.)
Verpachten
The word verpachten means to lease out a property, land, or business to someone, granting them not only the right to use it but also the right to keep any financial profits, crops, or other fruits it naturally generates.
Der alte Bauer verpachtet sein Land an einen jungen Landwirt.
(The old farmer leases his land to a young farmer.)
Die Stadt verpachtet das kleine Restaurant im Park an einen neuen Betreiber.
(The city leases out the small restaurant in the park to a new operator.)
Mein Onkel verpachtet seinen Apfelgarten für zehn Jahre.
(My uncle is leasing out his apple orchard for ten years.)
Wir verpachten das Hotel, weil wir in Rente gehen.
(We are leasing out the hotel because we are retiring.)
Der Baron verpachtet das Jagdrevier an eine Gruppe von Jägern.
(The baron leases the hunting ground to a group of hunters.)
Summary
In short, you use vermieten when you are simply letting someone use your property or object, like an apartment or a car. You use verpachten when you are leasing out a productive asset, like a farm, a restaurant, or an orchard, where the person leasing it will actively earn money or harvest crops from it.
